Jim Felds

Jim is a financial architect, adept at identifying and securing innovative solutions to finance commercial real estate, multifamily, industrial and government owned and supported development projects. As a skilled and very experienced negotiator, Jim is able to manage client and investor expectations to facilitate mutual agreements and to assure the closing of the most complicated transactions. Spanning the last 20 years, having served as a mortgage broker and as the owner of Focustar Mortgage, LLC, and EverGreen Rooms by Hartford, Inc., a leasing-based hotel products company, Jim has earned the trust of his clients, and strategic partners alike that enables him to build and manage appropriate team members to insure the success of project closings and sustainable profitability post closing. Jim has built his firm based upon this reputation and as a result has never advertised relying solely upon referrals from clients, and strategic alliances. As a Certified Mortgage Planning Specialist, Jim holds his North Carolina Mortgage Broker's License and the North Carolina Mortgage Loan Officer's License. He is a member of the Mortgage Bankers Association and serves as a member of the banking committee for the Brunswick County North Carolina Economic Development Commission. Jim is regularly invited to sit on active panel discussions to share his insights on deal structure, packaging, capitalization, project management, negotiations and managing personal expectations.

Carl Duvel

Carl is a veteran of 11 years with New York based GreenPoint Savings Bank's Wholesale Mortgage Division. Carl began his career as an Inside Sales Representative before being promoted several times up to Vice President and Branch Manager in 2002. While under his management the branch reached sales volumes of just under $1 billion annually for 2002-2004.

Through a merger with North Fork Bank and eventually Capital One, Carl transitioned to the Commercial Wholesale division attaining the position of Vice President and Area Manager for a five state region. Carl stayed with the firm until, due to market conditions, they formally closed their loan origination facilities in the summer of 2008. Carl's specialty is medium balance loans up to $10MM with a focus on referral business from banks and brokers. Carl holds a bachelors degree from East Carolina University and maintains a base of operations in Charlotte, NC.

Keith McDonald

A graduate of Boston College with advanced degrees in Real Estate Finance and Commercial Brokerage, Keith is responsible for all financial underwriting, including development proposals, debt/equity placement structures, acquisitions, and dispositions at Focustar Capital. In addition, he assists in managing and raising institutional debt and equity. He has over ten years experience in real estate and energy development, ownership, debt/equity placement, and management on a national level, with a focus on high quality hotels, residential, office, retail outlets, and other complex real estate transactions utilizing a mix of public and private funding. He has managed finances for projects ranging from $3 million to $215 million.
